From the brief develop sketch designs for floor plans & room layouts
Concept design development
Client approval of concept design – creation of CAD plans for preferred scheme
Submit application for Planning and Listed Building Consent
Client consultation to create 'Look & Feel' concept and mood boards
High level measured survey – check dimensions
Record period architectural features to be retained, protected and /or restored as part of the building works
Building fabric inspection - internal & external to identify issues e.g. damp or timber decay, commission asbestos survey
Recording existing services locations electrics, heating, drainage & water supply
Engage structural engineer on proposed alterations

Health & Safety planning
Concept proposals are developed into a technical design
Submit application for Building Warrant
Specification of works to existing period features, items such as cornices, panelling, fireplaces.
Detailed design for kitchen, bathroom and fitted furniture
Drawings, specification and installation information:
Room elevations, interiors sketches & material sample selection
Preparation of schedules for decoration, lighting and other fine finishes
Specification of radiators, flooring, tiling, finishes and fittings
Options for loose furniture, blinds and soft furnishings
Room Data Sheets - detailed room by room schedule of information
Project programme updated to a build programme - plan sequencing and phasing of work
Mobilisation of preferred suppliers and specialist trades for items such as fireplaces, bespoke furniture, specialist light fittings etc.
Approval of Construction Phase Health & Safety plan
Detailed priced project schedule - Contract Sum agreed
Site set up, Issue of key dates and information, appointment of preferred suppliers
Strip out works and downtakings
Project Management during the build phase includes:
Supply of drawings and design specification to site
Change Control - ensuring clear communication of variations
Regular review of works progress against the programme
Continuous monitoring of works on site for Health & Safety, build quality and finish
Conducting regular client meetings on site
Management of in-house trades and coordination of specialist sub-contractors
Cost Control and Reporting
Demonstrations and familiarisation of installed features and systems
Fitting and installation of the final touches such as decorative lighting
Compilation and issue of property user manual
Arrange post-build cleaning
Assistance and management of furnishings such as carpet fitting, blinds and furniture installation.
Point of contact for any additional works post-contract and continued support with home systems
Bespoke aftercare service - offered to ensure ongoing home management. With an in-depth knowledge of your property post-contract Edel are very well placed to programme maintenance and general upkeep regimes, i.e. boiler checks and redecoration. A discreet concierge service preparing your home for between visits is also on offer.
